Apartments and Condominiums are Exposed to Equipment Breakdowns

Apartments and condominiums are exposed to many types of mechanical and electrical equipment breakdowns. Repairs may include extra expense to restore heating or cooling for tenants, or lost income when rents can't be collected. These claims paid by HSB are typical of those reported by building owners.

LOOSE CONNECTION
A loose connection caused electrical arcing in a bus duct on the fourth floor of the parking garage for a 10-story apartment building. The breakdown also damaged electrical switchgear on the fourth floor of the building. Total paid loss: $263,262.

FEELING THE HEAT
The boiler in an apartment building overheated and broke down when seven of nine sections cracked. The repair bill included overtime the contractor paid his workers so heat could be restored for tenants. Total paid loss: $35,230.

24-HOUR FIRE WATCH
A power surge in a luxury condominium caused arcing and a small explosion in the fire pump control panel. Electrical cables were also damaged and security officers were hired for a fire watch until repairs were made. Total paid loss: $163,626, including $63,626 in repair costs and $100,000 in lost business income and extra expense.

CRANE KEEPS IT COOL
A 32-story hotel converted to apartments lost air conditioning capacity when a chiller unit broke down. It took a helicopter and a crane to remove equipment and complete repairs. Total paid loss: $82,327.

CAN'T TURN AROUND The air conditioning compressor for an apartment complex broke down due to mechanical damage to its rotating parts. The damage was caused by worn bearings. Total paid loss: $135,861, including $73,631 in repairs and $62,230 in extra expense.
