Backup Generator Breaks Down, Causes Widespread Damage
Nursing Home Equipment is Interconnected, Vulnerable to Power Problems

The power supply is critical to nursing homes, which install emergency generators as standard equipment. But an improperly wired generator caused a series of breakdowns throughout a 60-bed facility that resulted in a $286,251 loss.

SILENT ALARM
Technicians were load testing the 115 kW backup generator when the fire alarm system shorted out. The contractor that repaired the alarm also checked the electrical distribution system and reported it was functioning properly.

SWITCH GLITCH
During a second load test, however, the generator shorted out and uncontrolled swings in voltage levels damaged transformers, HVAC fan motors, lighting, an elevator motor, and sump pumps for sewage, electronic controls, and other equipment. A claim investigation revealed a power transfer switch was improperly grounded.

TOO HOT, TOO COLD
The loss shows the range of equipment and income exposures in nursing homes. HSB paid $53,397 for repairs and $232,854 for business interruption losses. Here are other examples of equipment breakdowns.

  • The emergency call system at an assisted living facility was damaged by a power surge and replaced. Total paid loss: $192,630.

  • A heat exchanger for a furnace and air conditioning unit cracked and broke down. The nursing home rented 10 large portable heaters at a cost of $7,000. Total paid loss: $34,219.

  • A power surge struck a 165-bed nursing home, damaging the telephone system, computer and office equipment, boiler controls, air handler, heat exchanger, elevator controls, and the fire, security and surveillance systems. Total paid loss: $92,860.

  • During the heat of August, an air conditioning unit in a long-term care facility broke down due to overloading. Total paid loss: $29,133.

  • A low-water condition caused every section of a boiler to crack and break down at a convalescent home. Total paid loss: $31,615.
